The facilities were new and clean. The gentleman at reception was very polite, friendly, and helpful. He gave us a map and several tips about the city, as well as coffee and cookies while we waited for the room to be ready. Every day, there were brownie-like sweets at reception, and in the room they replenished a bottle of water and a delicious chocolate daily. The bed and pillows were very comfortable, the bathroom was spacious and stocked with toiletries, and the shower worked very well (it was large, and the temperature control was excellent). The hotel is well located—25 minutes on foot from Princes Street, with a bus stop just a few steps away. Highly recommended.

Carole was always in contact with us, she replied on everything we asked since we booked the room. The house is beautiful and the location is perfect. She made us an amazing breakfast, we will never forget it and it is so nice to talk with her. Great sense of humor and such a caring person. If you are coming to Edinburgh this is the right place to stay. Edinburgh as a place in my heart and mainly because of this place.

She was always available for help and gave the best recommendations. I definitely recommend this guest house - there is a nearby bus stop, buses that take you straight to the city center for under 20 mins. We're absolutely in love with this guesthouse and are definitely planning on coming back for the next trip to Edinburgh. Sinead and Chris were so sweet and helpful and forthcoming, the location was really great (and we've only travelled by bus, which was no problem at all), the view in the sea-facing room is fantastic, we've slept heavenly in those comfy beds, and the breakfast is a MUST. 10/10 recommendation!
