I've stayed in Kyoto 6-7 times, and this location is my favourite I think. Right near a bunch of lovely restaurants, and close to tourist hotspots, but far away enough to enjoy the local vibe. There is a view of a castle at the end of the street and a direct bus from the station. The place itself is charming and cosy, with super comfortable beds. The atmosphere of the house is really nice, we stayed in a 5 star hotel 3x the price the day before, and my daughter loved this place more.

Everything was literally perfect!!!! We stayed at the hotel for only 2 nights and had so much fun. The location is ideal, close to everything and our room was amazing. the staff was lovely and welcoming, they helped us with everything we needed. - good size of the room and bathroom, with some storing spaces; which good for longer stays - nice quality cleaning products offered to customers (shampoo, etc) - good size and great central positioning of the TV (makes it a nice entertainment experience in bed, after a long day) - friendly staff, always smiling and happy to help - good location, close to restaurants, bars or supermarkets and just 20 min walking to Gion neighborhood - nice amenities: liked to have the possibility to get on our own new towels, tea, a vanity kit etc., from the hallway, close to our room, whenever needed - the sustainability focus of the hotel - cleanses standards were great

Most of all, services of the hotel is superb. I had been there during Cherry blossom season, the hotel provided Cherry blossom news of the blooming everyday. Concierge team of the hotel was very attentive, they recommended and booked many good places to eat for us. Breakfast is very good with many choices in both buffet and a la carte menu, including some Thai food. I had dinner at Koyo, teppanyagi restaurant at the hotel, it was also very good cooking and reasonable price.
